Physical staging runs into the thousands per listing. Virtual staging runs a few dollars an image, and on vacant properties it reliably lifts click-through on the portals — an empty living room photographs as a void, and buyers scroll past voids.
The category splits into two approaches. Fully automated AI tools return a staged image in under a minute for a few dollars, with quality that ranges from convincing to obviously synthetic — warped furniture legs and impossible reflections are the usual tells. Human-in-the-loop services cost more and take up to a day but come back clean enough that nobody questions them.
One rule overrides every feature comparison: virtually staged photos must be disclosed. Most MLSs require a label on the image itself, and misrepresenting a property's condition is exactly the kind of thing that turns into a complaint. Check your local MLS rules before your first upload, and never virtually alter anything structural — removing a support column or a crack in a wall is not staging.
