Overview

Dotloop organizes a transaction as a "loop" — every document, participant and signature for one deal in a single container. Its distinguishing feature is that you can edit a form and sign it in the same place, rather than exporting to a separate e-signature tool and re-uploading.

That matters more than it sounds. Real transactions involve counteroffers and addenda where a figure changes and everything has to be re-signed; a platform that keeps editing and signing together removes a genuinely painful loop from the process. Form libraries connect to state and association forms, and compliance review tools serve the brokerage side.

Brokerage choice usually decides this one. Many offices standardize on Dotloop and provide it, so check before buying independently. For agents whose brokerage uses something else, running two transaction systems is worse than using the one you were given.

Pros and cons

What we liked

  • Edit and sign in the same place — no export-and-reupload cycle
  • Handles counteroffers and addenda without leaving the platform
  • Connects to state and association form libraries
  • Widely adopted, so other agents in your deals already know it

What held it back

  • Interface feels dated in places
  • Brokerage may already mandate a different platform
  • Advanced compliance features are broker-tier, not agent-tier

Key features

  • Transaction "loops" grouping documents and people per deal
  • Document editing with built-in e-signature
  • State and association form libraries
  • Task templates and deadline tracking
  • Compliance review workflow for brokers
  • Mobile apps
